Wellesley MA Real Estate Market Update: September 22, 2025 Snapshot & Insights

The Wellesley housing market continues to show an interesting balance of activity. Inventory levels remain higher than last year, giving buyers more options and changing the pace at which homes are selling. Let’s break it down:

  • Single-Family Homes:

    • 56 active listings ($870,000 – $8.49M)

    • 11 new this week (3 re-listed from earlier in 2025)

    • 8 homes sold in the past 7 days

    • 4 properties expired, canceled, or withdrawn

  • Condos:

    • 12 active listings ($685,000 – $3.475M)

    • $989 avg price per square foot

    • 0 condos sold last week

  • Rentals:

    • 33 available ($1,950 – $30,000)

    • $5,093 avg rent for a 3-bedroom

    • 0 rented last week


How This Compares to 2024

When we zoom out to the quarterly numbers, the shift becomes clearer.

  • Wellesley’s absorption rate has fallen from nearly 87% in Q1 2024 to under 40% in Q2–Q3 2025, meaning fewer homes are being absorbed relative to what’s hitting the market

  • Months of supply has more than doubled year-over-year (from about 1.15 months in early 2024 to 2.53 months this summer)

  • While average prices remain elevated (Q3 2025 single-family list price ~$3.6M), homes are taking longer to go under agreement (30 days on average vs. 26 last year)
